10 Steps to Selling Your Home:

 

1.    Initial Consultation – Before discussing a price for your home, we will conduct an evaluation of your home in-person. We think of this as one of the most important steps in the process. There may be many three bedroom, two bath homes in Arlington, but we need to find out what makes your home unique. This is also an important opportunity to share with your agent why you want to sell and what are your goals.

 

2.    Pricing Your Home - Pricing your home will involve several steps. First, we want to know from you what you feel is a fair price. Second, we will conduct a Comparative Market Analysis (CMA) which may include visiting similar properties currently on the market, reviewing recently sold statistics, and evaluating the market conditions. We will then work with you to determine a price that you are comfortable with and that together we feel confident will entice buyers to come to the table.

 

3.    Staging – Arlington Premier Realty stages all of our homes as an included part of our commission. Presenting your home at its best will help buyers envision how to use space efficiently, and allow them to “see” the properties features. We will help you identify ways to de-clutter, and our staging professional will put on the expert finishing touches.

 

4.    Photos – Up to 30 photos of your home will be taken to feature online, in advertisements and in brochures. This is the ultimate way to spark interest among potential buyers, so we always make sure to take the time to take great photos.

 

5.    Going Live – Listing Your Home – On the day your listing becomes active you will have licensed agents escorting potential buyers through your home. Whether your home is occupied or vacant we will help you make sure the property remains at its best from now until closing. An Arlington Premier Realty For Sale sign will be put up outside your house with brochures available to passerby’s.

a.     MLS (Multiple Listing Service) – Your listing will be entered into our local Multiple Listing Service, the Metropolitan Regional Information Service. This service feeds your listing to other brokerage websites and provides agents and buyers with up-to-the-minute information, including showing instructions, photos, and property details.

b.    Marketing – We do not just enter your home into the MLS and hope for the best. We will devise a marketing plan specifically for your property including brochures, newspaper ads, and other online advertisements, to name a few. Your home will be front and center.

 

6.    Open House – An Arlington Premier Realty agent will hold your house open at least one Sunday per month for as long as your home is on the market. This is a great opportunity for more people to see your listing and get any questions answered. Following the Open House your agent will give you a full report including how many people attended the open and any feedback they received.

 

7.    Feedback – Obtaining feedback from agents and buyers is one of the most important ways to get a feel for where your home stands next to the competition. We contact each agent who has shown the property to ask questions such as, are your buyers interested, is the property priced well, is there anything about the property they wish they could change?

 

8.    Negotiation – Ratifying an offer can be a difficult task. There is a lot of legal jargon and small details that your agent will review regarding each offer you receive. Accepting an offer might not just be about taking the highest bid. There may be a lot of other details that are important to you such as settlement date, contingencies, financing, etc. We will negotiate the best contract so you can feel confident you made the right decision.

 

9.    Getting to the Settlement Table – Along the way there will be home inspections, financing contingencies, appraisals, and many other details that need to be managed. We will continue to work as your advocate and oversee every detail so the road to settlement is as smooth as possible.

 

10.    Settlement – This is a big day! You will transfer ownership of your home, your mortgage balance will be paid, and you will receive any additional funds left over from the sale.
